Position Title: Assistant Property Manager
Reports to: Property Manager
Summary of Position:
The Assistant Property Manager is responsible for keeping the records of financial transactions for their
assigned Property. The Assistant Property Manager produces, reconciles, and balances monthly reports. At
times, the Assistant Property Manager may compile reports to show statistics, cash receipts and
expenditures, accounts payable and receivable, profit and loss, and other items pertinent to property
operations. The Assistant Property Manager must have the flexibility to work specific days for operational,
bookkeeping, and collection purposes.
General Duties & Responsibilities:
Collect and post all funds and make daily deposits.
Correctly prepare and deliver eviction notices on the appropriate date allowed by the lease agreement
every month. Pursue all legal means of collecting delinquent rent.
Keep an accurate and current delinquency report to submit to the Property Manager and the Regional
Thoroughly understand and capable of completing all daily, weekly, and monthly reports.
Correctly process any NSF checks, including posting the entry and notifying the resident.
Properly complete Move-Out procedures by walking the vacated apartment home, fairly and accurately
assessing and charging for existing damage or cleaning, and then processing the move-out in the
computer via the final statement of accounts.
Review and reconcile the monthly reports and close the books monthly on the assigned date and time.
Assist with the planning and implementation of the monthly or quarterly marketing activity plan.
Able to comprehend and explain every paragraph of the lease contract fully.
Obtain renewals on expiring leases within the specific time as directed by the Yardi pre-determined
Thoroughly understand and abide by all Fair Housing laws, LIHTC and HOME programs as applicable,
and assume responsibility of all compliance activities, as necessary.
Assist all leasing associates with all leasing efforts and maintaining a closing ratio of 50% or better on
Assist leasing associates in the coordination of move-in dates with apartment readiness.
Assist leasing agents in generating traffic through marketing calls and maintaining associate completes at
least five marketing calls per week.
Fully understand the Property Manager's role and reporting requirements enough to assume responsibility
for the same during the Property Manager's absence.
Assist the Property Manager with all resident activities and communication
Any additional duties as assigned
Two years of property and supervisory experience
Strong written/verbal skills and ability to communicate effectively with customers.
Experience with property management software; ResMan experience preferred.
Basic accounting skills and understanding of financial reports.
Ability to make independent decisions and handle emergencies professionally

High school diploma or equivalent
Ability to fluently speak and understand English, Spanish language a plus
Must be flexible and able to work alternate schedules as needed
Reliable transportation with a valid state-issued driver's license and current liability vehicle insurance.
Report to work on time with a neat and professional appearance and be courteous and pleasant to
residents and associates at all times.
Ability to clear a background screen and drug test
Inspection of Property will include walking and climbing of stairs. The position may require lifting, carrying, and
pushing, pulling 25 lbs. Occasionally, frequently up to 15 lbs. or negligible amounts regularly. Phone usage is
also required, as is the need to speak professionally and clearly.
